What Whitemarsh Island is built from
The first island out from town on the Islands Expressway, low and flat, with subdivisions of ranch and split-level houses on slab from the 1960s and 1970s and newer building on the slightly higher ground. Marsh is never more than a few streets away in any direction.

The Whitemarsh Island problem
This island sits only a few feet above the marsh, and that is enough to make ordinary tides an indoor problem. A spring tide with an onshore wind behind it puts standing water across yards, driveways and ditches with no storm involved at all, and that water is brackish and carries creek silt with it. A slab floor that stayed wet for a day is not dealing with rainwater; it is dealing with salt and organic matter, both of which stay in a wool foundation and both of which keep pulling moisture back in long after the floor looks dry. The second thing is storage. A rolled rug in a Chatham County garage is in the dark, in unconditioned air, a few inches off a slab, for months at a time — and a rolled rug is the one shape that guarantees no air moves through it. Rugs come out of those garages with mould in the foundation and grazing along the outer wrap.
