What Tybee Island is built from
The barrier island at the mouth of the river, eighteen miles out along Highway 80: raised beach cottages on pilings, smaller mid-century houses on the back-river side near the marsh, and condominiums along Butler Avenue. The light station and the old Fort Screven batteries are at the north end.
A permanent island population with a very large short-term rental trade on top of it. A rug in a rental house sees a new family every week through the season, and whatever happened to it happened to somebody who is not going to mention it.
The Tybee Island problem
There are two different waters on this island and they do different things. On the ocean side it is salt: spray drifts in through screened porches and open doors all year, and salt in a pile is hygroscopic — it pulls moisture out of the air and holds it against the fibre, so the rug never gets a properly dry day even in a room that feels fine. Nothing sprayed on the surface takes salt out; it dissolves and flushes in immersion or it stays. On the back-river side the problem is the tide. The road out floods on a high spring tide with no storm anywhere near it, and low yards and ground floors take water that is brackish and carries creek mud in with it. Matthew in 2016 and Irma in 2017 both put water into houses here. Brackish water in a wool foundation is a decontamination job rather than a drying one, and pointing a fan at it dries the surface and locks everything else in.
