What Ardsley Park is built from
Savannah's first automobile suburb, platted from about 1910 on the ground south of Victory Drive and laid out on wide avenues under live oaks, with planted medians. Brick and stucco houses — colonial revival, Tudor, bungalow — on raised foundations, most with their original hardwood floors and a good deal of shaded lawn around them.
Settled family households with long tenure, dining rooms that are actually used, and rugs that were bought for the room they are in rather than inherited into it. This is the part of the route where a nine-by-twelve is most likely to be the good one.
The Ardsley Park problem
The canopy that makes these streets what they are is also what is in the rugs. Live oaks drop in the spring rather than the autumn, and they drop everything at once: leaves, catkins and a fortnight of heavy pollen, with Spanish moss coming down in every squall on top of it. All of it gets walked in. Oak litter is tannin-rich, so a wet leaf fragment trodden into wool leaves a brown mark that sets as it dries, and the catkin pollen is fine enough to sift straight through the pile to the base, where it clumps as soon as the humidity climbs. That is not a surface problem and a vacuum does not reach it. The same canopy also keeps these houses deeply shaded, so a room that takes in damp is slow to give it back, and a rug under a dining table in the shade of three mature oaks does not get a genuinely dry week between March and October.
