What Victorian District is built from
The wave that came after the old town filled up: wooden houses built roughly between 1870 and 1910 on the ground south of Gaston Street and Forsyth Park, with gingerbread trim, tall narrow rooms, high front stoops, and frame construction standing on brick piers over a shallow crawl. A great many were divided into flats decades ago and have stayed that way.
A mix of owners restoring houses room by room and tenants in the divided ones, with rugs at both ends of the scale — inherited hand-knotted pieces in one flat and a secondhand find in the next.
The Victorian District problem
These houses sit up on piers over a shallow, largely unvented crawl on sandy ground, which means the underside of the floor is the coolest surface in the building for most of the year and the air beneath it is close to saturated. The rug is on the warm side of that floor, so it is being wetted slowly from below and dried inconsistently from above, and the damage begins in the foundation of the rug rather than in the pile. The second problem is the subdivided house. Rooms get shut off — an unused parlour, a back bedroom, a landing nobody crosses — and dark, still, undisturbed and warm is the exact specification a clothes moth is looking for. They graze the underside first, so the surface of the rug reads as intact while the knots behind it are going. Window units cooling one room while the rest of the house sits humid make both problems worse rather than better.
